Trendy condo in Beach neighbourhood

Situated in Toronto’s trendy Beach area, adjacent to Blantrye Park and steps from the Toronto Hunt Club, this two-storey condominium is being sold by real estate agent and current owner Sandra Foster.

“There is nothing like it anywhere east of the Don Valley,” says Foster. “This suite has just over 2,000 square feet, lots of customized storage, three gas fireplaces, two large terraces and a great view of the lake. I chose my upgrades carefully, keeping the palette neutral and classic. And although I have many antiques and vintage pieces I collected over years living in a century home in California, the unit would lend itself equally well to modern décor.”

The midrise building is tiered with many balconies. There is retail on the main floor, including an Italian café and deli. The developer, Bob Mitchell of Mitchell Lofts, anticipated market trends when he designed and built this condo, says Foster.

“With the emphasis on ‘going local’ — for shopping, dining, living — there is a growing trend for a different type of condominium building, one more integrated into the community and therefore less impersonal,” Foster says. “Over the past few months, three new boutique condominium projects have launched in the Beach area. These projects show market demand for unique units in smaller buildings with fewer on-premise amenities, and therefore lower monthly costs.

“Each one of the units in this building is unique. In many cases, buyers have further tailored interior spaces. The building features environmental touches such as a living roof.”

The building has no amenities but the nearby park has a baseball diamond that transforms into an outdoor ice rink, a swimming pool, a playground and an area for dogs. As well, a TTC bus route that goes to the subway is just steps away.

The main floor is open concept with bamboo floors throughout. The foyer features a double closet and adjacent to the foyer is the kitchen with granite countertops, a wine fridge, pot lights, stainless steel appliances, pantry, custom cabinetry and a built-in china cabinet with wine storage.

The combined living room/dining room has high ceilings, a corner gas fireplace, pot lights, two-storey windows with views of the park and a sliding glass door walkout to a terrace. There is a storage space near the foyer under the staircase. There is also a powder room on this level.

Upstairs there is an L-shaped combined office and den that overlooks the living/dining rooms. It has bamboo floors, a gas fireplace and custom cabinetry, including a desk, space for an entertainment unit and bookcases.

The spacious master bedroom features a gas fireplace, walk-in closet with built-in shelves, sliding glass door walkout to a large terrace with views of Lake Ontario, a gas line and an electrical outlet. The master bedroom also has bamboo floors, pot lights, a stacked washer/dryer and a five-piece ensuite with a corner shower, corner tub, granite counters and a heated ceramic floor.

The second bedroom has bamboo floors, pot lights and a walk-in closet with built-in shelves. There is another three-piece bathroom with a large shower and granite counters.

“The building is quiet and well maintained. Each floor features wonderful photographs taken by a resident,” says Foster.
