Pop Factory Lofts – 115 Manning Avenue
Located at 115 Manning Avenue, the Pop Factory Lofts is one of those little hidden gems that you would never know about unless you knew about it. This 6-unit low-rise loft conversion has all the features of a Toronto lofts building combined with the qualities of a townhouse – with a garden terrace at the back! Set back from a one-way street just north of Queen Street West, it is an extremely private location where you can relax and entertain just steps from Trinity-Bellwoods Park.
Also known as the Manning Lofts, most of the units have sun-filled nine to ten foot ceilings, with heights up to 30 feet found in some units. A very private and quiet loft in the trendy Queen West area, the Pop Factory Lofts feature open concept designs, giving you flexibility to lay out your space to your preferences. With exposed ducts and city views from the rooftop terrace, this fantastic building also features skylights.
Sizes range between 725 square-foot one bedroom spaces to 1,700 square-foot two bedroom lofts. Sliding glass doors offer a walkout to the garden patio, and some top floor units are multilevel layouts with a large rooftop deck. Each has outdoor space in the form of a patio, roof deck, or terrace with four of the units also having parking spaces.
Due to its age, wood-burning fireplaces can still be found in 115 Manning Avenue. Due to its back alley location and small size, most people are not aware of the Pop Factory at all. Located just a couple of blocks from Queen Street West and Bathurst Street, the location is terrific.
The Pop Factory Lofts was completed in 1986 by Hans Monvik. Most of the building had been destroyed in a fire, so a lot of it is new construction. The mid-1980s date would make this one of Toronto’s earliest loft conversions. They were originally sold by Branby Holdings Ltd. and 664215 Ontario Ltd. in 1986, on MLS, with buyers having the ability to customize their units.
The building can be found on the 1957-1960 City of Toronto Planning Board atlas, so it would have been built sometime before the late 1950s. The 1947 aerial photos show the building, so it existed even that far back. But it is not on the 1924 Goad’s map, so it has to have been built after that. Even so, 1924-1947 is still a pretty wide date range… and that is about all I can find.
Speaking of which, finding one for sale will be almost as hard. They only come up a couple of times a decade.
