The Action: In the Annex, this detached residence was a rare commodity listed under $800,000, so it was courted by about 30 buyers outside the scheduled open houses. The sellers rejected some offers, but signed off on one for $785,000 by the third week.
What They Got: This century-old house still has classic living and dining rooms with bay windows, crown mouldings and hardwood floors and a modern kitchen with white cabinetry, Caesarstone counters and tile backsplashes installed a few years ago, plus stainless-steel appliances and French doors to a private deck and garden.
There are three second-floor bedrooms and two bathrooms for privacy, but an open family room in the basement.
The 17-by-95-foot lot lacks parking, like many adjacent homes, but fronts onto a street with permit parking and is close to parks, schools and subway.
The Agent’s Take: “It’s in the Annex, south of Dupont, which is a desirable pocket,” says agent Boris Kholodov. “It’s the blue-chip area of the city, it’s close to amenities and it has its charm.”
This home’s stature was also a vital asset. “There aren’t many detached homes in this price range because of its size,” Mr. Kholodov states. “[Others] are in the seven figures and up, and they tend to be a lot bigger and wider.”
