75 Mutual Joining Condo Developments near Dundas and Jarvis

75 Mutual Street is the latest address to have a development application in play in the area surrounding the intersection of Dundas and Jarvis Streets on the east side of Downtown Toronto. The area has become a hotbed of activity for developers looking to address the demand created by Ryerson University’s chronic lack of accommodation space for its students, including Great Gulf with Pace Condos, the Easton’s Group with Dundas Square Gardens, Menkes with 365 Church, CentreCourt with Core Condos, and Tridel with Alter. The school itself will be building two new residences at 186 Jarvis and at 270 Church Street.

Comment: This just further supports my notion that the east end is the place to be in the next decade.

While none of the nearby developments other than Ryerson’s own are for Ryerson students exclusively, demand from Ryerson has meant that there have been brisk sales to investors looking to rent condo suites to students. Now Tribute Communities is joining the party with a planned 38-storey tower at 75 Mutual just south of Dundas. An image included with the materials submitted to the City shows 75 Mutual, shown in blue, in amongst other existing buildings (white) and those planned or under construction in the area (green).

Tribute is seeking approval for 38 storeys, 375 suites, and 100 parking spaces. The low ratio of parking spots to suites is a trend in the central part of the city, where developers are finding that few purchasers now want to buy a parking space. As residents of downtown buildings are now normally walking or cycling from their homes to local destinations, sidewalks and better and more plentiful bicycle storage are now getting more attention during the design stage of buildings. In particular at 75 Mutual, a ramped bicycle storage facility is proposed to be located by the entrance to the building near the north end of the podium, and can be seen in the image below behind translucent glass. Urban Toronto will have more on the proposal at 75 Mutual as more information comes in.

One more building near 75 Mutual is worth a mention: while not all of the building applications shown in yellow in the image at the top of this article are currently active, the image is missing an even newer application for the southeast corner of Jarvis and Dundas Streets for a 47-storey tower. It is not public yet who the developer and architect for 175 Dundas Street East are, but the following image is included on the application board now on display at the site.
