Beach House Lofts – 1842 Queen Street East

The much anticipated sequel to the Academy Lane Lofts, the Beach House Lofts boast 12-20′ ceilings, large outdoor spaces and gourmet kitchens. The Beach House Lofts completed in 2005, the lofts sold out in less than a week. The second development by Streetcar Developments certainly helped bring more upscale urban living to The Beaches.

The Beach House Lofts is a four-storey, 12-unit condo building that is popular (and rare) because of its private, intimate atmosphere as well as its great location on the western edge of The Beaches. This also makes the building surprisingly close to downtown via streetcar, or on your bike.

The Beach House Lofts are true lofts with mezzanines and high ceilings. The ceilings rise as high as 17 feet and some have skylights on the top floor. The kitchens have high-quality cabinetry and granite countertops. This project is more original than most in this area and has real loft features, such as the industrial-style, modern architecture and lots of glass because of the large windows. Some units have some exposed brick, leftovers from the building’s past.

This linear building enhances the existing streetscape. Along with Academy Lane Lofts, Beach House Lofts won the 2009 Toronto Urban Design Award for “Building in Context, Private Mid-Rise.” The building from the outside blends in with the public Beach streetscape. But once inside, it feels very private, like a boutique hotel with an industrial feel. Though, unlike a hotel, there is no elevator, ensuring the stairs help residents get their daily exercise.

There’s a range in the loft sizes, between 615 and 1,748 square feet, and a wide range in the prices – that means there is probably going to be a an equally wide range in the demographics of the buyers. You only see maybe one per year come up for sale, so it might be a while before you see one you like.

For buyers with vehicles, there is a really cool automatic stacked parking system that you need to see to believe – it resembles a bunk bed for cars. The developer had to use this system for both the Beach House Lofts and for the Academy Lane Lofts because the lot was too narrow to put in a proper garage with space for every unit. But with a stacked unit, two cars can occupy the same spot, allowing for more parking in a tight space.
